What is an EPC?

An Energy Performance Certificate (EPC) shows how energy efficient a property is.

The property receives an energy-efficiency rating from:

A – Very energy efficient

to

G – Least energy efficient

The certificate also provides information about the property's energy performance and recommendations that could help improve its efficiency.

An EPC is normally valid for 10 years, although property owners may choose to obtain a new assessment sooner where significant energy-efficiency improvements have been made.

When Do You Need an EPC?

An EPC is generally required when a property is:

• sold;
• rented out;
• newly constructed; or
• otherwise required to have an energy certificate under the applicable regulations.

If you are preparing to sell or let a property, the EPC should normally be available to prospective buyers or tenants when the property is marketed.

Selling Your Property

If you are selling your home, an EPC provides prospective buyers with information about the property's energy efficiency and potential running costs.

We can carry out the assessment and lodge the EPC so that it is available through the official Energy Performance of Buildings Register.

Landlords and Rental Properties

Landlords generally require a valid EPC before marketing a property for rent.

For domestic privately rented properties covered by the Minimum Energy Efficiency Standards (MEES), the property must currently achieve at least an E rating, unless a valid exemption applies.

What Happens During an EPC Assessment?

One of our accredited Domestic Energy Assessors will visit the property and undertake a non-invasive visual assessment.

The assessor records information about the building and its fixed services, including:

Property Age and Construction

We assess the approximate age and construction of the dwelling, including the walls, roof and floors.

Insulation

We identify evidence of insulation where this can be established during the assessment, including:

• loft insulation;
• cavity wall insulation;
• solid-wall insulation; and
• floor insulation where applicable.

Heating

We record the property's main and secondary heating systems, including:

• boilers;
• heat pumps;
• electric heating;
• storage heaters;
• radiators; and
• heating controls.

Windows and Doors

The assessment considers the type and extent of glazing, including whether windows are single, double or triple glazed.

Hot Water

We assess how domestic hot water is produced and any associated controls or insulation.

Lighting

The number and proportion of fixed low-energy light fittings are recorded.

Renewable Technologies

Where applicable, the assessor will record qualifying technologies such as:

• solar photovoltaic panels;
• solar water heating; and
• other recognised energy technologies.

The assessment does not normally involve destructive investigation. The assessor records what can be established from a visual inspection, measurements and acceptable documentary evidence.

What Will Your EPC Show?

Once the assessment has been completed, your EPC will show:

Current Energy Rating

Your property's current energy-efficiency score and rating from A to G.

Potential Energy Rating

An indication of the rating the property could potentially achieve if recommended energy-efficiency improvements were undertaken.

Energy-Efficiency Recommendations

The EPC may identify improvements such as:

• additional loft insulation;
• cavity or solid-wall insulation;
• heating-system improvements;
• improved heating controls;
• renewable-energy technologies; and
• other suitable energy-efficiency measures.

The recommendations are generated from the property's assessment and can provide a useful starting point when considering improvements.

Already Have an EPC?

You may already have a valid EPC.

Domestic EPCs are generally valid for 10 years and can be viewed through the government's Energy Performance of Buildings Register.

However, obtaining a new EPC may be worthwhile if significant improvements have been made since the previous assessment, such as:

• installing a new heating system;
• adding loft insulation;
• installing cavity wall or solid-wall insulation;
• replacing windows;
• installing solar panels; or
• completing other major energy-efficiency improvements.

A new assessment can reflect the property's current condition rather than improvements that took place after the existing EPC was produced.

EPCs for Landlords

For privately rented homes covered by the current Minimum Energy Efficiency Standards, an EPC rating of E or above is generally required, unless an appropriate exemption applies.
